PLANNING APPLICATIONS
Egerton Parish Council (EPC) is consulted by Ashford Borough Council (ABC) about any planning applications for development in Egerton. Details are published on EPC's monthly meeting agenda. At its meetings, EPC takes into consideration any site visits, local knowledge, the Village Design Statement, the ABC local development framework and any material information or views made at the meeting or received earlier from local residents before reaching a conclusion about how it should comment to ABC.
EPC has only three options in responding to ABC - 1. Support; 2. No Comment; 3. Object - with any reasons or justification. Only relevant planning considerations can be considered by ABC. It is not enough to object on the grounds of not liking something; nor to support just because the local opinion is that the applicant needs it !
Since part of Egerton is in a Conservation Area, more strict planning considerations will apply to proposed new or increased development. And many properties throughout Egerton are Listed buildings, and so Listed Building consent is often necessary in addition to Planning permission.
Some trees are protected too. All trees within the Conservation Area are automatically covered by a Tree Preservation Order (TPO) and some individual trees in other parts of the village are also the subject of TPOs. No pruning, felling or other work may be carried out without written permission from ABC following a formal application. Again, EPC will always be consulted about such applications.
